Whether you're relocating from Vancouver, the Lower Mainland, Vancouver Island, Alberta or another part of BC, Kamloops offers something increasingly difficult to find, a full-service city surrounded by wide-open spaces, lakes, trails and mountains.

Kamloops is located in the southern Interior of British Columbia, where the North Thompson and South Thompson Rivers meet. The city has grown considerably in recent years, with the City of Kamloops projecting an estimated population of approximately 104,743 for 2026. Kamloops

But statistics only tell part of the story.

One of the biggest things to understand before moving to Kamloops is that it isn't simply a smaller version of Vancouver or Kelowna. Its climate, geography, neighbourhoods, housing and lifestyle are distinctly Kamloops.

Where Is Kamloops, BC?

Kamloops is located in British Columbia's Thompson Valley at the meeting point of the North and South Thompson Rivers.

The city's location is one of its biggest advantages.

Kamloops sits at an important crossroads in BC's highway network, making it relatively easy to travel north, south, east or west. Tourism Kamloops lists Vancouver at approximately 354 kilometres, or about a 3.5-hour drive under normal conditions. For people relocating from the Lower Mainland, this means Vancouver is still accessible without having to live in Metro Vancouver.

Kelowna and the Okanagan are also within relatively easy driving distance, while communities including Merritt, Logan Lake, Chase, Barriere and the Shuswap are all part of the larger region surrounding Kamloops.

What Does Kamloops Look Like?

This is one of the first differences newcomers notice.

Kamloops has a distinctive semi-arid Interior landscape. Instead of the dense coastal forests of the Lower Mainland, you'll see rolling grasslands, sagebrush, ponderosa pine, rugged hills, sandstone formations and large open valleys.

The rivers run through the centre of the community, while residential areas climb the surrounding hillsides.

As a result, different parts of Kamloops can look and feel remarkably different from one another.

You can live downtown near restaurants and Riverside Park, high on the hillside in Aberdeen, among newer homes in Juniper Ridge, near Thompson Rivers University in Sahali, close to the river in Westsyde, or in a more rural-feeling setting around Barnhartvale.

That variety is one reason choosing a Kamloops neighbourhood should involve more than simply searching by price.

What Is the Weather Like in Kamloops?

If you're moving from the Lower Mainland or Vancouver Island, prepare for a very different climate.

Kamloops has a semi-arid climate and experiences four distinct seasons.

Environment and Climate Change Canada's 1991–2020 climate normals show a July average daily high of approximately 29.3°C, with an average July daily temperature of 21.9°C. In practical terms, Kamloops summers tend to be hot, dry and sunny. Temperatures above 30°C are common during hot periods and extreme heat events can push temperatures considerably higher.

Air conditioning is therefore something I recommend buyers consider when viewing homes.

Winter brings colder temperatures and snow, but conditions are different from BC's wetter coastal climate. Higher-elevation neighbourhoods can experience noticeably different winter conditions from lower parts of the city, which is something newcomers don't always realize until they live here.

Spring can arrive surprisingly early in the valley, while fall can be beautiful, sunny and relatively long.

Does Kamloops Get Wildfires and Smoke?

This deserves a straightforward answer. Yes.

Kamloops is located in BC's Interior, where wildfire is an important part of regional emergency planning. Some summers experience little disruption, while other years can bring significant wildfire activity and smoke.

The City of Kamloops specifically identifies wildfire and wildland-urban interface risk as something residents should prepare for. The City operates a FireSmart program and even offers homeowners free FireSmart property assessments. Kamloops

When purchasing a home, particularly one bordering grassland, forest or other natural areas, wildfire considerations are worth discussing.

That doesn't mean avoiding those properties. Many of Kamloops' most beautiful neighbourhoods are surrounded by natural landscapes. It does mean understanding the property, landscaping, building materials, access and insurance before buying.

What Are the Main Neighbourhoods in Kamloops?

This is where working with someone who understands the city becomes particularly useful.

Kamloops is geographically spread out, and neighbourhoods can differ substantially in elevation, housing style, age, lot size, accessibility and proximity to amenities.

Aberdeen

Aberdeen sits high on the southwest side of Kamloops. You'll find established homes along with newer developments, townhouses, strata properties and manufactured-home options. Aberdeen offers convenient access to major shopping areas and Highway 5.

Because of its elevation, Aberdeen can experience different winter conditions than neighbourhoods closer to river level.

For buyers wanting shopping nearby and convenient highway access, Aberdeen is often worth considering.

Sahali

Sahali is centrally located on the south side of the city and is particularly convenient for Thompson Rivers University, shopping, restaurants and recreation. Housing ranges from older established homes to condominiums and townhouses.

Its central location makes Sahali especially appealing to buyers who want to minimize the amount of time they spend crossing the city.

Downtown Kamloops

Downtown offers a more walkable lifestyle than many other parts of Kamloops. Residents have access to restaurants, cafes, entertainment, professional services, Riverside Park and the riverfront.

Housing includes single-family homes, condos and apartments, with considerable variation depending on the particular street and area.

North Kamloops and the North Shore

The North Shore is undergoing significant change and redevelopment. Housing includes older detached homes, infill development, duplexes, townhouses, condominiums and investment properties.

For buyers interested in properties with secondary accommodation or redevelopment potential, certain areas can warrant a closer look, although zoning and permitted use should always be independently verified for a particular property.

Brocklehurst

Brocklehurst is located farther west along the North Shore. You'll find many established single-family neighbourhoods, along with townhouses, manufactured homes and properties on larger lots. Its generally flatter terrain can be appealing to buyers who don't want a steep hillside property.

Westsyde

Westsyde follows the North Thompson River north from the main part of the city. It has a residential, community-oriented feel with established neighbourhoods, schools, recreation and access to the river and outdoor spaces.

Batchelor Heights

Batchelor Heights sits above the North Shore and includes both established areas and newer development. Elevated locations can offer impressive views across the valley. As with other hillside neighbourhoods, buyers should consider driveway slope, winter access and property topography in addition to the home itself.

Juniper Ridge

Juniper Ridge is located east of the city's core and is popular with buyers looking for residential neighbourhoods surrounded by the Kamloops landscape. The area contains both established homes and significant newer development. Many properties take advantage of valley, mountain or city views.

Valleyview

Valleyview runs east along the South Thompson River corridor and provides convenient access to Highway 1. There is considerable variety here, including older single-family homes, renovated properties, townhouses and other housing types.

Dallas

Farther east is Dallas. This area generally offers a more suburban feel while maintaining relatively convenient access to Highway 1.  Buyers can find established homes along with newer developments and access to nearby trails and outdoor recreation.

Barnhartvale

Barnhartvale can feel quite different from central Kamloops. Larger lots, rural-style properties, acreages and equestrian properties can be found in and around the area. For someone who wants additional space while still being connected to Kamloops, it can be an interesting option.

Pineview and Dufferin

These southwest Kamloops areas provide convenient access to shopping, TRU, recreation and highway connections. You'll find a combination of established homes and newer construction.

Rayleigh and Heffley Creek

Buyers seeking more room or a semi-rural lifestyle sometimes expand their search north of central Kamloops. Properties may involve wells, septic systems, acreage, outbuildings and other considerations that aren't normally involved in a typical city purchase.

Sun Rivers

Sun Rivers is located across the river from downtown on Tk'emlúps te Secwépemc lands. It offers distinctive planned residential development, views and golf-oriented living.

Ownership and property structures can differ from conventional freehold properties elsewhere in Kamloops, so buyers should make sure they understand exactly what they are purchasing.

What Kind of Homes Can You Buy in Kamloops?

One of the advantages of the Kamloops market is housing variety.

Depending on neighbourhood and budget, you may encounter detached houses, ranchers, basement-entry homes, split-level homes, newer two-storey properties, townhouses, apartments, duplexes, manufactured homes, bare-land strata properties, homes with suites, acreages and rural properties.

There is also a substantial range in age.  You can find homes dating back many decades in established neighbourhoods and brand-new construction in growing parts of the city.

This is why I don't recommend judging two similarly priced Kamloops properties based on square footage alone.

Age, neighbourhood, lot, renovations, parking, suite potential, strata arrangements, views, topography and future maintenance can make them very different purchases.

Homes With Suites in Kamloops

Secondary suites and mortgage-helper properties generate considerable interest in Kamloops.

You'll see everything from homes with legal secondary suites to in-law spaces and other secondary accommodation.

The terminology matters.

A finished basement with a kitchen is not automatically a legal suite.

When purchasing a property with a suite, buyers should investigate permits, zoning, building records and the status of the accommodation rather than relying only on how it is described.

This is particularly important if anticipated rental income is part of the financing strategy.

Manufactured Homes in Kamloops

Kamloops also offers manufactured-home options, both within communities and, in some cases, on owned land.

These can provide a different path into the housing market, but buyers need to understand the ownership structure.

A manufactured home located on rented pad space is very different from purchasing a manufactured home together with the land underneath it.

Financing, park rules, monthly pad rent, insurance, age restrictions, pet restrictions, CSA information, Manufactured Home Registry records and park approval may all become part of the transaction.

It's an area where doing the homework before writing an offer can make a substantial difference.

Condos and Strata Properties

Kamloops has a large selection of apartments, townhouses and other strata properties.

These can appeal to first-time buyers, investors, students, retirees and people wanting lower-maintenance housing.

When buying strata property, however, the unit itself is only part of what you're purchasing.

Buyers should review documents relating to the strata corporation, including bylaws, financial statements, meeting minutes, insurance, contingency reserve funding, depreciation information and any current or proposed special levies.

The monthly strata fee alone doesn't tell you whether a strata is financially healthy.

Is Kamloops Good for Retirees?

Kamloops receives considerable interest from people looking to retire or downsize in BC's Interior.

Part of the appeal is the range of housing options.

Someone leaving a large acreage or family home may be able to consider a rancher, townhouse, condo, bare-land strata or smaller detached property without leaving a full-service city.

There are also extensive recreation opportunities, shopping and regional healthcare services.

One thing I encourage retirement buyers to think about carefully is future accessibility, not simply present needs.

A beautiful hillside property may work perfectly today, but stairs, steep driveways, yard maintenance and distance from services may become more important later.

Finding the right home means considering the next ten or twenty years, not just moving day.

Healthcare in Kamloops

Royal Inland Hospital is located in central Kamloops and serves as one of Interior Health's two tertiary referral hospitals.

It provides 24-hour emergency and trauma care along with surgical, diagnostic, medical, rehabilitation, obstetrical, mental health and numerous specialty services. The Phil & Jennie Gaglardi Tower opened in 2022 and houses a variety of hospital services. Interior Health

Kamloops also has medical clinics, pharmacies, dental offices, physiotherapy, optometry and numerous other health-related services.

As is the case in many BC communities, access to a regular family doctor can be an important consideration for newcomers and should be investigated independently when planning a move.

Schools in Kamloops

Public education in Kamloops falls primarily within School District No. 73, Kamloops-Thompson.

The district operates elementary and secondary schools as well as a variety of programs throughout Kamloops and the surrounding region. School boundaries and programs should be checked directly with the district because catchments can change as neighbourhoods grow. School District 73

For parents relocating with children, I recommend looking at the school catchment before assuming a particular address belongs to your preferred school.

This is especially important in areas experiencing considerable residential development.

Thompson Rivers University

Thompson Rivers University is a major part of Kamloops.

TRU's main campus is located in Sahali and overlooks the Thompson River valley.

The university offers academic degrees as well as trades, apprenticeships, nursing, law, business, science, computing, tourism and numerous other programs. TRU says nearly 14,000 students study on campus in Kamloops, Williams Lake or its regional centres, while another approximately 17,000 study exclusively through Open Learning. Thompson Rivers University

The university affects more than education.

It contributes to employment, rental demand, housing activity, recreation, cultural events and the overall character of the city.

For investors or parents purchasing housing for a student, proximity to TRU may therefore be part of the property search.

Employment in Kamloops

Kamloops serves as an employment centre for a much larger region.

Its economy includes healthcare, retail, education, construction, trades, transportation, mining and resource-related industries, tourism, accommodation and food services, professional services and government.

Venture Kamloops' economic information identifies construction as an important goods-producing industry, while retail, healthcare and social assistance, and accommodation and food services are significant components of the service economy.

Major institutions and employers in and around the community include Royal Inland Hospital, Thompson Rivers University and businesses serving construction, resource, transportation, tourism and professional sectors.

For someone relocating specifically for employment, commute patterns are usually far easier to understand than they are in Metro Vancouver, but your workplace location should still influence which neighbourhoods you consider.

Shopping and Everyday Services

Kamloops functions as a regional service centre, so you generally don't need to leave the city for everyday necessities.

Major commercial areas include Aberdeen and Sahali, Downtown, Valleyview and the North Shore.

The city has supermarkets, major retailers like Costco, Home Depot and Wal-mart, home-improvement stores, automotive services, professional services, restaurants and independent local businesses.

For people arriving from very large metropolitan areas, the selection obviously isn't the same as Vancouver.

On the other hand, Kamloops provides most everyday services without the scale, traffic and travel times associated with a much larger city.

Getting Around Kamloops

A vehicle is useful in Kamloops.

The city's geography spreads neighbourhoods along two rivers and across surrounding hills, and many residents rely on vehicles for their daily routines.

BC Transit operates the Kamloops Transit System, with numerous local routes, a trip planner, real-time information and handyDART services. Children 12 and under are currently eligible for free transit. BC Transit

For someone planning to live without a vehicle, neighbourhood selection becomes particularly important.

Downtown, Sahali and certain areas close to major transit routes and commercial centres may be more practical than locations farther from services.

Flying From Kamloops

Kamloops Airport, YKA, provides regional air connections without requiring residents to drive to Kelowna or Vancouver for every trip.

Current scheduled carriers include Air Canada, WestJet and Pacific Coastal Airlines. Recent schedules include connections involving Vancouver, Calgary, Edmonton and Victoria, although airline routes and seasonal service can change. YKA Kamloops Airport

The airport handled more than 310,000 passengers in 2023, and passenger traffic continued to grow during the first quarter of 2026.

For frequent travellers, proximity to a regional airport is an underrated advantage of living in Kamloops.

Outdoor Recreation in Kamloops

This may be one of Kamloops' biggest lifestyle advantages. Outdoor recreation isn't something residents necessarily have to plan an entire weekend around.

It's right outside the city.

Tourism Kamloops identifies more than 100 lakes in the surrounding area along with 82 parks and extensive trail networks.

Popular activities include hiking, mountain biking, fishing, boating, paddleboarding, kayaking, golfing, skiing, snowshoeing, cross-country skiing, skating and camping.

Kenna Cartwright Nature Park, Peterson Creek Nature Park, Dallas-Barnhartvale Nature Park, Valleyview Nature Park, Riverside Park and McArthur Island Park are only some of the recreational areas within the city.

If you have a dog, many Kamloops nature parks are dog-friendly, although leash and designated-use rules should always be checked.

Lakes Around Kamloops

If you love lakes, Kamloops is very difficult to beat. Within relatively short driving distances you'll find numerous opportunities for fishing, boating, paddling, swimming and camping.

Paul Lake, Lac le Jeune and Logan Lake are popular recreational destinations, and there are many smaller lakes throughout the surrounding region. 

For buyers with boats, RVs, mountain bikes or other outdoor equipment, storage becomes a very real home-buying consideration.

RV parking, garage size, driveway configuration and access to the backyard may matter just as much as another bedroom.

Hiking and Mountain Biking

Kamloops is known for both.

The terrain surrounding the city creates an enormous variety of trails, from casual walks to demanding climbs and technical mountain-bike terrain.

Kenna Cartwright Nature Park and Peterson Creek are popular close-to-town options, while Lac du Bois Grasslands provides a completely different landscape.

For active people, it is entirely realistic to finish work and be on a trail shortly afterward.

Golf in Kamloops

Golf is another major part of the Kamloops area recreation scene.

The wider Kamloops area has numerous golf options, including highly regarded destination courses such as Tobiano. Tourism Kamloops

The relatively dry climate can also mean a long golf season compared with some other Canadian communities.

Winter Recreation

Kamloops winters don't mean putting the outdoor gear away.

Cross-country skiing, downhill skiing, snowshoeing, skating and ice fishing are all accessible from the city.

Stake Lake, southwest of Kamloops, has more than 60 kilometres of groomed classic and skate skiing trails according to Tourism Kamloops. Sun Peaks Resort is also within easy driving distance and offers downhill and Nordic skiing.

Riverside Park now also includes an outdoor skating and multi-use loop, with free public skating during winter operating conditions.

Living in Kamloops With Pets

Kamloops can be a great place to live with dogs, particularly if you enjoy hiking and outdoor recreation.

There are numerous trails, parks and outdoor spaces around the city.

Strata corporations and manufactured-home communities may have restrictions involving the number, size or type of pets permitted.

Never assume “pets allowed” means there are no restrictions.

Things That May Surprise You After Moving to Kamloops

Kamloops has a few characteristics that newcomers don't always anticipate.

The first is elevation. A home that looks geographically close on a map may be hundreds of metres higher or lower than another neighbourhood.

The second is terrain. Steep driveways and hillside lots can provide spectacular views, but they also affect winter driving, landscaping and maintenance.

The third is heat. If you're moving from Vancouver or Vancouver Island, central air conditioning or an effective heat pump can quickly move higher on your wish list.

The fourth is outdoor storage. Garages, RV parking, boat parking and room for recreational equipment can be unusually important here.

And finally, micro-location matters. Two homes in the same general neighbourhood can have very different sun exposure, traffic, views, lot usability and access.

Is Kamloops a Good Place to Live?

There isn't one answer that applies to everyone.

Kamloops can be an excellent fit for people who value outdoor recreation, four seasons, a drier climate, access to a regional city and the ability to get out of town relatively quickly.

It can appeal to families, professionals, retirees, students, investors and people relocating from larger centres.

But there are trade-offs.

Summers can be very hot. Wildfire and smoke can affect the Interior. Winters still require winter driving. Some neighbourhoods have steep terrain. Public transportation doesn't provide the same coverage you would find in a major metropolitan area.

That's why I think the better question is:

Does Kamloops fit the way you want to live? For many people, the answer is yes.

Is Kamloops a Good Place to Retire?

For someone looking for a smaller city without giving up major services, Kamloops deserves consideration.

You can choose among condos, townhouses, ranchers, strata communities and detached homes while remaining close to healthcare, shopping and recreation.

For retirees, I suggest considering neighbourhood elevation, snow removal, stairs, yard maintenance, access to medical services and proximity to shopping along with the purchase price.

The right retirement property isn't necessarily the largest house you can afford. Often it's the property that will continue working well for you years from now.

Is Kamloops Good for Families?

Kamloops offers schools, parks, recreation facilities, sports programs, trails and access to outdoor activities.

Neighbourhood choice will depend heavily on the family's priorities.

Some buyers want to walk to school. Others want a large backyard. Some prioritize newer construction, while others want to be close to TRU, downtown or sports facilities.

Rather than looking for a universal “best family neighbourhood,” I recommend matching the neighbourhood to the family's actual routine.

Moving From Vancouver to Kamloops

This is a relocation I see frequently.

People coming from Vancouver and the Lower Mainland often notice three things immediately: the landscape, the pace and the space.

The housing market is different, but so are the homes themselves.

Larger lots, RV parking, workshops, suites, garages and outdoor storage can play a much bigger role in a Kamloops property search than they might in many Metro Vancouver neighbourhoods.

The climate also requires adjustment.

Prepare for hotter summers, colder winters and significantly drier conditions.

And while the trip back to Vancouver is manageable, mountain highway driving is a reality. Winter tires and winter driving preparedness matter.

Moving From Alberta to Kamloops

People relocating from Alberta may find Kamloops' four-season climate relatively familiar, although BC's geography creates a very different lifestyle.

The regulatory and real estate environment is also different.

BC property purchases involve BC-specific contracts, disclosure practices, property transfer tax rules, strata legislation and other considerations.

If you're selling in Alberta while purchasing in BC, coordinating timelines carefully becomes particularly important.

What Should You Look for When Buying a Home in Kamloops?

This is where local property knowledge becomes valuable.

Depending on the property, I may be looking beyond the kitchen countertops and asking about things such as heating and cooling systems, roof age, drainage, slope, retaining walls, suite status, electrical work, permits, strata documents, septic systems, wells, manufactured-home registration, insurance, wildfire exposure and accessibility.

In Kamloops, the land can matter nearly as much as the house.

A beautiful home with a steep driveway may not suit someone with mobility concerns.

An acreage may look perfect until you understand the well and septic systems.

A basement suite may seem like an excellent mortgage helper until its status is investigated.

A low-maintenance strata may make perfect sense, but only after the strata documentation has been reviewed.

There is rarely a substitute for proper due diligence.
